Answers before you call

The questions we get most often, answered plainly. If yours is not here, call and ask.

Are you licensed and insured?

Yes. Southern Dreams Mechanical is fully licensed and insured in the state of Louisiana. We can provide our license number and a certificate of insurance on request before any work begins.

Do you work with property managers on multiple buildings?

Yes. That is what this is for: one contractor across a portfolio rather than a different number for every address, with scheduled maintenance so units fail less often and predictably rather than all at once in August.

Should I repair my system or replace it?

Age, repair history and the cost of the current fault, in that order. Under about ten years with a first failure, repair usually wins. Past fifteen with a second or third repair, you are paying twice. We will tell you when repair is the better buy, including when that costs us the sale.

What size generator do I need?

It depends on what you want to keep running. Carrying the whole house is a different proposition from carrying the air conditioning, the refrigerator and a few circuits. The honest way to size it is to work out the actual load rather than pick a round number: ask and we will go through it with you.

Why are some rooms never cool even though the AC runs constantly?

Usually the duct, not the unit. Leaking joints, a crushed run in the attic, or a boot that has come off entirely will starve one end of the house while the system runs itself into the ground trying to compensate. It is worth measuring the airflow before anyone quotes you a bigger system: a larger unit on the same bad duct produces the same cold room and a higher bill.

Who answers the phone at 2am?

Trey does. Not an answering service taking a message, and not a national call centre reading from a script. That is the whole difference between this and the franchises, and it is the reason people keep the number.

Do you really answer emergency calls 24/7?

Yes, and Trey answers them personally. You are not routed to a national call center or an answering service. When your system fails at 11pm in July, you reach the owner.

Can you keep records per address?

Yes, and it is usually the part managers value most. Knowing which of forty condensers is on its last season is worth more than any single repair, because it turns an emergency budget into a planned one.

How fast can you get here?

It depends on where you are and what is already booked, and we would rather tell you honestly on the phone than give you a number we cannot keep. What you will get immediately is a real answer about tonight, and if we cannot help, we will say so rather than leave you waiting.

Does duct sealing actually make a difference?

In this climate, yes, and for a reason beyond energy: leaking return duct in a hot attic pulls in humid air, so the system spends its capacity dehumidifying air it should never have been given. That shows up as a house that is cold and still feels clammy.

Is a bigger system better?

No, and it is the most common expensive mistake in this climate. An oversized system satisfies the thermostat quickly and shuts off before it has run long enough to pull humidity out, so the house ends up cold and clammy. It also costs more to buy, more to run, and wears faster from short-cycling.

Will a generator run my air conditioning?

It can, but the AC is usually the largest single load in the house and the compressor draws a surge on start-up well above its running current. That start-up surge is what determines the size, and it is the number most quotes gloss over.

How fast can you get to me?

For emergency calls in Denham Springs and the surrounding parishes we aim for same-day response, and often within a couple of hours. Response time depends on where you are and how busy the day is, and we will give you a realistic window when you call.

How do emergency calls work across a portfolio?

One number, and Trey answers it himself. Tell us the address and what the system is doing.

What is a transfer switch and do I need one?

It is what moves the house from utility power to generator power. An automatic one does it without anyone being home, which matters if an outage starts while you are away and there is a refrigerator or a freezer full of food. It also isolates you from the grid, which protects line workers.

Which brand do you install?

Sizing and installation quality decide how a system performs far more than the badge on the front. Tell us the building and the budget and we will talk through what actually suits it.

Is it actually an emergency, or can it wait until morning?

Ask us. Generally: no cooling in serious heat with vulnerable people in the house, no heat in a freeze, a commercial cooler losing temperature with product in it, or anything burning, smoking or sparking. A noisy fan or a thermostat behaving oddly usually keeps until morning, and we will tell you when it does.

What is air balancing?

Measuring the airflow room by room and adjusting the dampers so each room gets the share it was designed for. It is the difference between a system that is technically working and a house that is actually comfortable in every room.

Do you charge for estimates?

Estimates on installations and replacements are free. Diagnostic visits for a repair carry a service charge, which we tell you up front. No hidden fees and no surprises on the invoice.

How often does a standby generator need servicing?

Annually as a rule, plus a check before hurricane season rather than during it. A generator that has sat unexercised for a year is not a back-up plan. It is an assumption.

Do you do commercial kitchen hoods and make-up air?

Yes. Exhaust hoods, extraction and make-up air systems. Make-up air is the part most often skipped and it matters: a hood pulling air out of a building with nothing replacing it puts the space under negative pressure, which affects everything from door operation to how the rest of the HVAC behaves.

Do you sell equipment without installing it?

Ask. It depends on the equipment and what is involved: talk to Trey about what you need.

Do you cover tenants running food service?

Yes: commercial refrigeration and HVAC both, which is useful in mixed-use property where a restaurant tenant otherwise means a second contractor.

Should I repair or replace my AC?

It depends on the age of the unit, the cost of the repair, and how the system has been performing. As a rule of thumb, if the system is over ten years old and the repair approaches a third of replacement cost, replacement is usually the better value. We will give you an honest recommendation either way.

My AC is frozen solid. What should I do before you arrive?

Turn the cooling off and leave the fan running. That thaws the coil, which has to happen before anyone can diagnose anything, and it saves you an hour of a technician standing there waiting for ice to melt. Do not chip at it.

Do you offer maintenance plans?

Yes. Scheduled maintenance is the cheapest way to avoid an emergency call. Our plans cover seasonal tune-ups and priority scheduling, and they extend the life of your equipment.

Do you handle commercial refrigeration emergencies too?

Yes, and that is unusual: most HVAC companies here do not, so a restaurant with a cooler down at midnight ends up calling a second contractor. Walk-in coolers, freezers, reach-ins and ice machines.

Yes. We service walk-in coolers and freezers, reach-ins, prep tables, and display cases for restaurants, convenience stores, and other commercial facilities across South Louisiana.

My unit went under water in a storm. Can I just switch it back on?

No. Water in the electricals and a compressor that has taken in moisture are both things that turn a repair into a replacement if you energise them first. Leave it off and call. This is the single most expensive mistake we see after a storm.

What areas do you serve?

How often should my HVAC system be serviced?

Twice a year is ideal in this climate: once before cooling season and once before heating season. Louisiana heat and humidity are hard on equipment, and the spring check is the one that prevents most July breakdowns.
